Port Malabar lots don’t give you much room to work
Palm Bay’s older grid, Port Malabar, the Malabar Road corridor, the 1980s block houses, was platted tight. Driveways are narrow. Fences sit a few feet off the garage. Oaks, septic lids, and neighbor lines eat the swing room a machine wants.
That’s why a “knock it down Saturday” plan falls apart. You plan access first, then disconnects, then teardown. If the garage sits behind the house with a side yard you can barely walk, a lot of the work is hand demolition and careful load-out.

Permits
Permits run through the City of Palm Bay
Inside city limits, demolition permits come from the City of Palm Bay Building Division, not the county. Applications go in through the city’s iMS portal. The Building Department publishes a demolition submittal checklist, that’s the source of truth.
What the city typically wants before they issue:
- A plot plan showing the building that’s coming down
- Proof that Palm Bay Utilities and FPL have terminated service
- A city disconnect affidavit, or a letter from a certified electrician that the electric is dead
- Property-owner authorization and proof of ownership
- Approvals from other city departments when they apply (Land Development and Utilities are the usual ones)
Florida follows federal asbestos rules, so most structures need a survey before demolition. We flag that at the quote.

Utility disconnects come before the first wall
Electric is FPL in most of Palm Bay. Water and sewer (or confirmation on a well/septic setup) run through City of Palm Bay Utilities. Gas, if you have it, has to be capped. A septic tank near a detached garage has to be located so we don’t crush a lid with a machine.
The city wants proof of those shutoffs before the demolition permit is issued. That’s why a cash Saturday garage teardown is a bad idea on a Port Malabar lot: live service in a building that’s coming apart.

- Size and build. A wood-frame shed is not a concrete-block two-car garage.
- Access. Can we get a machine and a dump trailer to the structure, or is it handwork down a side yard?
- Slab in or slab out. Taking the building and leaving the pad is a smaller job than breaking the concrete and hauling it.
- What’s inside. A packed garage is extra volume. Tell us up front and it stays in one price.
- Permits and disconnects. Coordination is real work. We build it in.
