House teardowns
The physical teardown of a typical single-family home in Palm Bay, Melbourne, or Titusville is commonly one to three days of active work: drop the structure, sort and load the debris, and rake the lot clean. What sets the calendar is everything ahead of that. Between the permit, an asbestos survey, and utility disconnects, most full teardowns run two to four weeks from the day you authorize the job to the day the lot is clear. Pool demolition takes longer: a partial removal and fill-in of a concrete or gunite pool is commonly two to three days, while a full removal and backfill is closer to five to seven days. What actually sets the schedule
If a job takes longer than the teardown itself, it is almost always one of these steps. None of them are optional, and all of them are worth starting early.
Permits
The demolition permit is usually the single biggest variable, and the most underestimated. Depending on the building department, a permit can take anywhere from a few days to over a month. In Brevard, permits are issued by the local jurisdiction, which means the City of Palm Bay, City of Melbourne, City of West Melbourne, City of Titusville, or Brevard County for unincorporated areas, and each has its own queue. Asbestos survey and notice
Florida follows federal NESHAP rules, so most structures need an asbestos survey before demolition. If regulated asbestos is present, a Notice of Demolition generally has to be filed with the state at least 10 working days before work begins, and any asbestos has to be removed by a licensed abatement contractor first. Older Brevard homes, especially pre-1980s construction in downtown Melbourne, Eau Gallie, and older parts of Titusville and Cocoa, are the most likely to add this step. Utility disconnects
Florida requires proof that power, water, sewer or septic, and gas are disconnected before a demolition permit is granted, and those disconnects run on the utility company's schedule, not ours. Requesting them early is the easiest way to keep the timeline from slipping.
