When is a full house teardown the right call?

Full teardown is the job when the dwelling is coming off the lot. Storm-damaged, condemned, a rebuild, or a house that is past saving, the structure goes to grade. If you want a clean pad for a new house, we usually take the slab too. If a later builder wants the existing foundation, say so on the walk-through and we leave it.

This is the heavy end of house demolition in Brevard County: roof, walls, floors, and contents you want gone, then load after load of construction debris. Unincorporated lots in Grant-Valkaria, Micco, and Malabar often add septic location (and abandonment if the tank is in the work zone). When should you gut the interior and keep the house?

An interior gut is not a house demolition in the permit sense. The dwelling stays. We strip kitchens, baths, flooring, non-load-bearing walls, and finishes so a remodel or a rental turnover can start on a clean shell. Small interior tear-out that does not touch structure or the electrical, plumbing, and mechanical systems often does not need a demolition permit. We confirm that before anyone swings a bar.

Guts show up on older Brevard housing regardless of city, CBS block ranch, wood-frame additions, 1960s and 1970s interiors that are being reset. Hazardous materials (asbestos flooring, popcorn, mastic) get flagged at the quote. If they are present, they have to be handled under Florida rules before the rest of the gut. What if only the garage needs to come down?

Garage-only is the third job, and it is the one people price like junk removal. A detached two-car garage, a workshop shed on a pad, or a carport with a service panel is a structure teardown. It usually needs a demolition permit. Electric in the garage has to be dead before we drop walls. The slab is a separate yes/no on the quote, taking the building and leaving the pad is a smaller job than breaking the concrete and hauling it.

The house stays. Neighbors, fences, and AC condensers stay. What has to happen before the house comes down?

Power, water, sewer or septic, and gas have to be disconnected, with proof, before most demolition permits are issued. Electric is FPL in most of Brevard. Water and sewer run through the city or county utility that serves the parcel. A septic system has to be located so we do not crush a lid, and abandoned properly if it is coming out of service.

Florida follows federal NESHAP rules, so an asbestos survey is required before demolition of most structures, with notice to the Florida Department of Environmental Protection. Older housing anywhere in the county, not just downtown Melbourne, is where that survey is most likely to matter. We flag it at the quote so it is not a mid-job surprise.
